In today's market, buyers are constantly competing for their dream home. How can you make your offer stand out above the rest? Here are three tips to help you do just that!
In this market, there are sure to be plenty of offers being put on the same home you want. Don’t hold out too much, or you may find yourself losing out on that home. Offering a competitive price shows the seller that you are serious and willing to pay what the home is worth.
Putting down a larger earnest money deposit demonstrates your seriousness and tells the seller that you are more likely qualified to purchase. Additionally, if you’re financing, ensure you are qualified with your lender, not just pre-approved. The farther along you are in the loan process, the more confidence the seller will have in your ability to close the deal. However, I do not recommend removing your loan or appraisal contingencies, as you could risk losing that deposit.
Let the seller know that you have not written offers on any other properties, have verified the taxes, and taken them into consideration regarding your payment. Assure them that you will be as reasonable as possible with repair requests once you go into escrow. Additionally, make sure your agent is in contact with their agent consistently, helping to make you stand out in the eyes of the seller's agent. Believe it or not, this can be what seals the deal.
